Use a finish you can wash

For interiors, we always recommend a high-quality wash-and-wear paint. You can wipe marks, scuffs and handprints straight off, which means the walls stay presentable between tenants and you are not repainting every changeover. In a rental, that alone pays for itself.

Neutral colours are your friend

Neutral, hard-wearing colours appeal to the widest pool of tenants and are easy to touch up down the track without repainting a whole room. We are happy to advise on colours that photograph well for listings, too.

Time it around turnovers, and do not forget the outside

The gap between tenants is the ideal window — the place is empty and it is ready to re-let looking fresh. And a tired exterior drives down what you can charge; out here the coastal sun and salt are hard on exteriors, so keeping on top of it (roughly every 7 to 10 years) protects the building and its value.
